Let's face it.  There is a ton of real estate on the market in the United States, Virginia Beach and Hampton Roads.  Real Estate inventories dictate that sellers in Virginia Beach and Hampton Roads need to pay close attention to detail for their home to sell.  Going beyond the norm is the requirement not the exception.  Virginia Beach like elsewhere has Good, Bad, and some very Ugly homes for sale.

good bad ugly real estateI want to share an example of my topic.  Recently, I had the great pleasure of showing homes to a military couple from out of town.  They had pretty much decided on the area in Virginia Beach they wanted to focus on, so we started our real estate search.   As I said earlier, there was no shortage of homes to view. 

During their real estate search, we viewed over 20 homes in Virginia Beach.   Of these 20 homes viewed, probably only three stood out above the remainder.  Not because the others couldn't, but the seller just had not properly prepared their real estate for viewing by potential buyers.  

Let's talk about the "Good" homes.  They were immaculate with superb cleanliness, curb appeal, paint and carpet very good, materially sound, some upgraded, not to dated, and above average to excellent "Staging".   They projected a "WOW" when you toured the home.

The "Bad" real estate generally needed some cleaning, were cluttered, appliances and countertops dated (yet the asking sales price was in the area you would expect some updating), painting needed, carpet average to poor,  and curb appeal  was very average.  Some minor "material" items needed to be fixed which would have improved the appearance.  These homes were the type that "buyers" needed to see the long range picture what they could be.

Now for the "Ugly".   Dirty inside, numerous material deficiencies, everything out dated (no upgrades), painting needed, carpets worn and stained, no curb appeal, windows needing replacing, other suspect material items.   Potentially a good real estate buy for tens of thousands less.   Appraisal concerns most likely. 

So, what real estate did we submit an offer for?   You guessed it, one of the homes in the "Good" category.   These homes were "move-in" ready, no major outlays of cash required for repairs or fixups, and still available at a great price because of "motivated' sellers that knew what they were competing against in the local Virginia Beach real estate market. 

Moral of the story.........................Curb appeal, paint, carpet, and clean.  Get rid of the excess stuff and clutter, and price your home correctly - well below others on the market. See real estate resale tips.
